Case Study 1: Infill Development
The owner of a large garden plot in a village contacted us to discuss the potential of selling part of their land. After conducting an assessment, we determined that there was precedent for infill development in the area, with several other gardens having been built on.
We signed an option agreement with the landowner and submitted a planning application for two semi-detached houses, working closely with the local planning department. Planning permission was granted within 8 weeks, and we completed the purchase of the plot for £200,000.
Without planning permission, the plot would have been worth around £20,000. By going through the planning process, we were able to increase the value of the land by 10 times for the landowner.
Case Study 2: Replacement of Outbuildings
We were contacted by the owner of a rural property with several dilapidated barns and outbuildings. The property had a large plot of land, but much of it was taken up by these old structures.
Our team saw the potential to replace the outbuildings with several new homes. We signed an exclusivity agreement with the landowner and began the process of designing a small development of detached houses that would fit with the rural character of the area.
Despite the rural location, we were able to secure planning permission by demonstrating that the new homes would improve the visual appearance of the site and would not negatively impact the surrounding area. On completion of the purchase, the landowner received £750,000 for land that was previously worth very little.
