Selling your land to Land Property Surveyors is a straightforward process. Here's what you can expect:

1. Initial Contact and Valuation

Once you contact us or we reach out to you, we'll discuss your land and gather key details. Our team will then conduct a desktop valuation to estimate what your land could be worth with planning permission for new homes, usually £90,000 to £180,000 per plot.

Land with planning permission is worth significantly more than land without, often around 10 times more. The value also depends on factors like the size of the land and the types of properties that could be built.

2. Exclusivity Agreement

If we're interested in pursuing your land, we'll sign an exclusivity agreement. This prevents you from negotiating with other developers for a period of time. We'll also agree on the potential purchase price, based on the number and size of plots that could be achieved.

At this stage, we also cover our upfront costs for architects, planners and other consultants to assess the viability of the project, usually around £5,000.

3. Option Agreement and Planning Permission

A couple of months after signing the exclusivity agreement, we'll complete an option agreement to purchase your land, subject to achieving acceptable planning permission. We'll submit the planning application on your behalf, leveraging our strong relationships with local planning departments.

Achieving planning permission usually takes around 6 weeks. We'll conduct all necessary surveys and reports to give the application the best chance of success.

4. Completion and Payment

Once planning permission is granted, we'll complete the purchase of your land. You'll receive the agreed payment, which will be significantly higher than the land's value without planning permission.

If planning is denied, we have the right to appeal the decision or submit a revised application. Our option agreement allows for this.
